Are you a landlord? At Bayleys Marlborough Property Management we believe that property inspections are a really important part of safeguarding your investment property; but the ingoing, outgoing and quarterly inspections we complete for our property owners are beneficial for your tenants too.
We provide a detailed Pre-Tenancy Inspection Report with photos. This is important for the property owner because it is the only way to verify the original state of the property at the time the property was leased. As a tenant, it safeguards you against incurring costs for any property damage, or wear and tear that may have been present when you moved in.
Regular Quarterly Inspections
If your property is managed by Bayleys Marlborough Property Management we will arrange access with your tenants so we can carry out property inspections, that include follow up with detailed reports, four times a year.
Whilst, these are carried out because they are super important for the landlord, we also know as Property Managers that it is vital we build and maintain a great relationship with the occupying tenants.
As a landlord, regular property inspections, mean that you maintain control over the condition of your property. Any problems are picked up early and are not allowed to escalate or get out of hand. We can check that tenants are adhering to any stipulations in their tenancy. For example around pets, or tenant numbers. We can also keep an eye out for any general wear and tear issues that may need attention before the end of the lease, in case your tenant hasn’t reported them.
As a tenant, regular property inspections mean you get a chance to raise any outstanding maintenance issues or areas of concern, the reports provide a history that show you are a good tenant. You may need this if you’re thinking of renting in the future.
We provide a detailed Final Inspection Report with photos.
This is standard procedure and because we carry out regular inspections throughout the tenancy, there should be no surprises for landlord or tenant. Fair wear and tear is allowed for during a tenancy, as a landlord this report is helpful to ensure your property is fully ready for its next tenancy. As a tenant it will once again carry the weight of showing that you’re a good tenant.
