Are you looking for a rental property in Marlborough? If you have a four-legged friend, you may have found that renting with pets isn’t always as easy. So, in this month’s article, we thought we would share some tips to help you find the perfect pad.
Tips for renting with pets in Marlborough
Honesty is always the best policy
If you have a furry friend always be honest and upfront with your landlord and rental agent. Renting with pets isn’t an impossibility, and some of our landlords are certainly open to the idea. But if we don’t know about your pet, we can’t help you find the best rental.
Give your landlord the lowdown on your little friend
Pull together as much information as possible that will allow your landlord to consider you a responsible pet owner. They’ll want to know what type of pet you have, and if it’s a dog what breed it is. You can often reassure landlords by letting them know that bedrooms are out of bounds to your pets and that they are contained to certain areas of the house when they are home alone. References from previous landlords or your vet can be beneficial.
Go the extra mile
Landlords are often more open to the idea of pets if tenants show some flexibility and goodwill. These might include a higher bond to cover any pet damage, or a willingness to add additional cleaning clauses in the rental contract.
There are some great benefits for landlords who are open to tenants renting with pets. You may find that prospective renters are willing to pay a small rental premium if they can bring their pet to your property. Most importantly though, you will generally find that tenants renting with pets are stable long-term renters. Once they have found a home that they and their pet are happy in, they are more likely to renew their tenancy agreement at the end of their contract.
