Whether you’re a Game of Thrones fan or not, there’s no disputing the fact that winter is coming! With that in mind, it’s time to think about rental property maintenance to prepare for the colder months ahead.
At Bayleys Marlborough Property Management, our experienced team offer heaps of advice to landlords and tenants alike. This week, we thought we’d share some top tips right here on our blog on how to prepare your rental property for winter.
Rental property maintenance – Preparing for winter:
Looking for potential leaks
Before winter storms begin to hit, it’s critical that you inspect the roof, ceiling and crawl spaces. Make sure there’s no way that heavy rainfall can find a way into your rental property. Be sure to inspect gutters, downpipes and drains. It’s crucial that they’re free from debris and leaves so that water flows away from the property, as it should!
Tidy up your trees
Trim back branches of trees that surround your property. The last thing you want is branches causing damage to your rental property (or tenants) during high winds. Pruning back branches will also help to prevent unwanted tenants from entering your rental property! Yes, we’re talking about those pesky rodents which will be looking for winter shelter during the colder months.
From 1 July 2019, ceiling and underfloor insulation will be compulsory in all rental homes where it is reasonably practicable to install. It must comply with the regulations and be safely installed. Find out more HERE.
Freshen up the fireplace
Make sure your fireplace is cleaned each year. Indeed your insurance policy could be invalidated if you don’t carry out this task.
